Finding a flatmate may be something you have asked your friends and family members about countless times. People often feel more secure sharing their home with someone they know instead of a stranger. However, there are benefits associated with the latter, as will be revealed in more detail below.

One of the issues regarding sharing with someone you know is that it creates a false sense of security. Some people feel more comfortable than others, which can lead to them using things without permission, entering your bedroom when you aren’t there, and such like. This may not cause offense to some people, but to others, it can feel like they are being disrespected. 

Moreover, you could end up losing your friendship if issues arise such as unpaid rent, disrespect for you or the property, or the general strain of living with one and another begins to take over.  You have to ask yourself if it is really worth it? If your best friend recommends a tenant to you, and this tenant does not pay their rent, it will undoubtedly place strain on your relationship with your best friend. Most people would prefer to avoid the potential for such a scenario.

First thing is first, how much should I charge to rent a room out? The best thing to do is a bit of research regarding the area so that you can determine how much similar rooms are being rented out for in the location. Also, think about costs like the Internet and such like. You won’t be able to include general maintenance, though, such as bifold door maintenance for your patio doors or yearly gas check-ups. Think about the size of the room you are offering, as well as the location, transport links, and any amenities, for example, if you have an en-suite bathroom, you will be able to charge a bit more. 

Do I have to pay tax if I rent my spare room out? This is actually up to you. There is a Rent a Room Scheme in place in the UK, which means you can earn up to £7,500 tax-free per year. This scheme is optional, however, and you may prefer to pay tax so that you can claim expenses. You will need to work out what is going to be more cost-effective for you. 

How do I get started? You need to choose a letting website to post an advert for your spare room. Write a compelling yet accurate description, and use high-quality photographs.
