Building a new home: Working closely with your contractor

Building contractors are used to working on a variety of different projects. They might be building a house one week and then move onto constructing a play area the next. It might be blocks of flats or large mansions. But no matter what the project is, you should also stay in regular contact with your contractor. Read on to discover why this is especially important for new builds.

After you have discussed the ground rules regarding your project (including what washroom facilities the construction contractors will use, and what breaks they will have), it is important to check in every day. Otherwise, you won’t know what is happening or what progress is being made. 

Every building project will benefit from professional building contractors, but some projects will need more than a general builder, for example, you may prefer to turn to a specialist for double glazed windows. Or, what would you do, for example, if you needed to install a lift within the structure you were overseeing? The best thing to do is to hire experienced lift maintenance contractors. 

There will be many things to consider when installing a lift. It does depend somewhat on the type of building you are installing it in, and its eventual use. A small lift in a residential house will have different requirements to one installed in a multi-storey building, although the principle behind the installation will be the same. You will need to consider what capacity the lift should ideally hold to begin with. Before you can speak to specialist building contractors about installing a lift in your project, you will need to work out what the expected capacity will be. This way you will know what the optimum lift size is to minimise waiting times for passengers. This also links in to deciding how many lifts you will need, and where to place them within the building. Should they all be in the central spine of the structure, or would it be best to spread them out on either side? Discussions with your contractor will help in this instance. Safety is, of course, another essential thing to think about, so choosing the right lift for the weight expected, the capacity, the size of the building and so on is all important. 

Your building project will need a variety of different construction contractors to work together to create the perfect finished product. One such contractor is a plastering contractor. If you aren’t sure what is involved in this part of the project, your plastering and drylining contractors will be able to inform you of what is needed. Usually, it is a choice between either drylining your walls or using wet plaster on them. Both options will give you a good looking finish, but there are differences. Many contractors tend to favour wet plaster because it gives a nice smooth finish and it is extremely durable. It’s great for using around tricky areas such as doors and windows. It is quick to use and offers a good, airtight seal about openings. However, it does take a long time to dry and, due to it being wet, it can dry with cracks in it which can mean extra work at the end of a project to fix them. Good plasterers will know how to avoid this problem where possible, though. Drylining’s advantages are that it doesn’t crack as it doesn’t have to dry. That also means that there is no waiting around for it to be ready for the next stage such as painting. However, it is difficult to seal and can make putting up radiators, shelving and more difficult. It can also be more expensive.
